The most expensive mistake in mountain landscaping is not a material choice. It is calling a contractor in May.
The window
Above 6,500 feet, soil is reliably workable somewhere between May and September. Call it four months, and less than that in a heavy snow year or in Sugarloaf. Everything that involves moving earth — grading, footings, base, trenching, planting — lives inside that window.
Everything else lives outside it.
How the year actually runs
October to December — measure and design. Site is still accessible, the crew has time, and there is no pressure. This is when the plan gets drawn and the budget gets real.
January to March — permits and materials. Retaining walls over four feet need engineering and review. Tree removal inside Big Bear Lake city limits can need a permit above a diameter threshold. None of that moves fast, and none of it cares that you want to start in June. Materials get ordered here too.
March to May — fire clearance. Defensible space work runs ahead of and into inspection season. It does not need thawed ground, so it goes first.
May to September — build. The whole install window. Our calendar for this period is largely full by March.
October to November — winterize. Irrigation blow-out before the first hard freeze. This is the one every absentee owner skips and then pays for at spring start-up.
November to April — snow, storms, hazard trees. And design for next year’s builds.
The slip
Here is the pattern we see every year. An owner decides in April to redo the back of the property. They call in May. Getting a site visit, a plan, three quotes and a decision takes six weeks. That lands in late June. If the job needs engineering or a permit, add two months, which lands in late August with three weeks of workable season left.
Nobody responsible starts a wall with three weeks left. So it goes to next year, and the owner has lost twelve months to a six-week decision.
What to do instead
If you want work done next summer, start the conversation this autumn. Design and permitting cost the same in December as they do in June, and in December they are not competing with the build schedule.
